We will be ready within the first 24 hours after signing the contract.

Our goal is to find suitable tenants as soon as possible. In order to do this, we use various advertising platforms, most of which are online rental listing sites. We consistently maintain a very low vacancy rate and outperform market averages. The specific length of time it will take to find tenants depends on the type of property, rental rate, location, and market conditions. We can provide a much more detailed answer upon viewing your property and discussing rental rates.

All applicants 18 and older will need to complete our application process. Applicants provide payment information at the time of application, but we do not charge them for the application fee until we have a property ready for them and we begin the screening process. We use this fee to enable credit and background checks.

We'll use practical tools and result-oriented strategies to determine the proper rent rate. Among other practices, we conduct deep research and market comparisons. We also use our years of experience and understanding of current market conditions. All the gathered information, coupled with our knowledge, allows us to create highly competitive rent prices.

We have several different payment methods: mail, office delivery, or online payments via bank withdrawal or credit card charge.

Absolutely! We prefer that method as well. Part of our onboarding process is determining your preferred bank account for disbursements. We can also mail checks or have them available for pickup at the office.

Yes, we screen all prospective tenants. Our screening process is very in-depth and covers a variety of tests. These include criminal history, credit checks, and employment verification. The tests have been proven to lower the risk of admitting problematic tenants.

Please check with your insurer to make sure your current policy will cover the property being used as a rental. Before starting to manage, we will need to see proof of your insurance. However, your insurance won't cover the tenants' personal belongings. That's why we require all tenants to have renter’s insurance. This greatly helps to solve emergency issues.

First, your tenant needs to successfully get through the screening process. When that goes well, they are obligated to pay the full security deposit and the first month’s rent. We generally send their lease for signature via our e-sign program. They will need to read through the legal document and agree with all the terms.

When your tenant moves out, we inspect the property's condition thoroughly. Provided there are no damages or any outstanding balances, we will return their full security deposit.

We do move-in, move-out, and renewal inspections. We also conduct at least one additional interior inspection and two exterior inspections each year. You will have access to these inspection reports in your owner portal. We’ve found this inspection schedule greatly helps us to ensure the property remains in good condition.

When we begin management of your property, we move the utilities into our name and keep them there as long as we manage the units. This ensures utilities will always remain on and no transfer fees will be incurred. We use a third party company to bill all applicable utilities back to the tenants.

Our lease agreements contain strict rules about rent payment delays and failures. Late fees are automatically applied to outstanding accounts on the 4th of each month. All late fees that are collected are passed on to you. Continued payment delinquency will result in us serving official payment notices to the tenant. If the tenant continues to ignore payment demands, we will initiate eviction proceedings.

We will repair all damage using our licensed and professional partners. Before the repairs begin, we'll inform you about the details. When we get your permission, we'll begin the work at the earliest moment possible. All maintenance and unexpected repairs are done using high-quality vendors at their best price.

You can access a multitude of reports when you use our owner portal. We also email owner statements out once a month at the time of your draw.

Allowing pets and smokers isn't something you would be obliged to do. When it comes to pets, you should keep in mind that being too strict could cost you a considerable amount of prospects.

We forbid smoking in all the rental properties. If we find evidence of smoking, then the tenants will be served and will be required to remedy any damage immediately.

Definitely not! Hiring a property manager means that you can be relieved of all the difficult day to day management activities, but you still have absolute control to set rental prices, approve repairs, make your own repairs, and much more. Different owners have different preferences about the amount of their involvement; therefore, you can choose the level of your own involvement.
